Montgomery Parc: a highly sustainable SMART renovation

A landmark Brussels office project combining advanced HVAC solutions with cutting-edge electrical installations.

The renovation of Montgomery Parc Parc in Brussels was an ambitious project — developed by Kolmont and delivered by Cordeel, in collaboration with Imtech — where sustainability and technical innovation come together. The existing office building was fully transformed to meet the stringent requirements of the European Commission, its future occupant.

Imtech played a central role in the project’s technical delivery, taking full responsibility for HVAC, building management, electrical systems, fire detection, data infrastructure, and security. BIM coordination ensured seamless integration between all technical systems and structural elements.

Driving sustainability through smart engineering

The project was designed in line with the European Commission’s sustainability ambitions, targeting top-tier certifications including BREEAM Outstanding, WELL Platinum, and DGNB Platinum.

A key principle was the transition to a fully electric building. With no connection to natural gas, Montgomery Parc relies on high-efficiency air-to-water heat pumps for both heating and cooling. Ventilation is handled by advanced air treatment systems with heat recovery and variable flow, enabling energy use to dynamically adapt to occupancy levels.

Smart technologies further reduce the building’s footprint, including intelligent lighting systems controlled by motion sensors.

Designed for user comfort

Beyond performance, the project places strong emphasis on occupant wellbeing. Energy efficiency only delivers real value when paired with a high-quality working environment.

From the outset, the design focused on:

  • Thermal comfort
  • Indoor air quality
  • Stable temperature control
  • Acoustic performance

Continuous monitoring plays a key role. The building management system tracks performance in real time, enabling ongoing optimisation of both energy consumption and user comfort, while adapting to changing needs.

Built for reliability

Given the presence of critical IT infrastructure and data rooms, system uptime was essential. Key components—such as circulation pumps and cooling systems—were designed with built-in redundancy, ensuring automatic backup in case of failure.

Heating and cooling systems are equally flexible. If one heat pump is offline, others automatically compensate via the building management system. This ensures uninterrupted indoor climate control, even during maintenance or unexpected issues.

Future-ready by design

Montgomery Parc was developed with adaptability in mind. Its technical systems are structured in modular zones, allowing the building to respond to evolving workplace models such as hybrid working and fluctuating occupancy.

Each zone operates independently, both hydraulically and in terms of control, making it easy to reconfigure spaces without major technical interventions.

Delivering under pressure

Renovating an existing structure introduced significant complexity. The integration of larger, more advanced systems into the existing infrastructure required careful planning and creative problem-solving to maximise available space without compromising performance.

The project also faced tight deadlines, compounded by unforeseen challenges during demolition. Within less than a year, 24,000 m² of office and coworking space were fully equipped. Meeting this timeline required rigorous planning and close coordination between all stakeholders, supported by continuous on-site communication through daily and weekly meetings.

Combining ambitious sustainability goals, complex technical systems, and a compressed timeline made this a demanding project on every level. Its successful delivery was driven by strong collaboration between all partners.
