Luxia delivers a high-tech office building with integrated installations in a complex urban environment

A challenging project in which coordination, flexibility and technical precision take center stage

In the heart of Brussels, you'll spot Luxia: a prestigious, multifunctional office building where thoughtful architecture, inspiration and technical craftsmanship come together. Imtech was responsible for the complete design and implementation of the HVAC, sanitary and electrical installations.

A technically challenging project, situated in a densely populated urban environment and built on top of an existing traffic infrastructure. Thanks to a well-considered approach and strong cooperation with all partners, Imtech delivered a future-proof building that excels in comfort, flexibility and energy efficiency.

Technical integration above the Brussels small ring road

One of the most exceptional features of the Luxia project can be found on level -2 of the building. A connecting loop of the Brussels small ring road runs there, between the Louiza tunnel and the Stefania tunnel. This existing infrastructure presented a unique technical challenge during construction.

In order to correctly serve all floors of the building, Imtech had to duplicate the vertical technical networks. From level -2 up to and including level +9, double technical risers were provided for HVAC, sanitary facilities and electricity.

Flexible installations within a tight schedule

The execution of the project required extremely accurate planning and organization.

In addition, the technical installations had to be integrated within very limited technical spaces and on a very short timeline. At the same time, they not only had to meet the highest quality and finishing standards, but also be flexible enough to allow for a tailor-made layout for future tenants.

Project timeline

  • November 2023: Start of works – installation of underground drainage pipes
  • February 2024: Installation of HVAC and sanitary systems on the above-ground floors
  • December 2024: Building successfully brought up to temperature
  • First quarter of 2025: Commissioning of the HVAC installations and start-up of the sanitary installations
  • May 2025: Provisional acceptance

Energy-efficient techniques of the latest generation

Sustainability and energy management were central to this project. Imtech installed high-performance technical systems for heating, cooling and sanitary facilities, based on the latest generation of equipment.

With regard to distribution, efficient hydraulic and aeraulic systems were also chosen, designed to minimize energy loss and maximize efficiency.

In addition, sustainable use of materials was strongly emphasized during the construction phase, including the contractor's recovery and reuse of raised floor elements.

Successful collaboration

The complexity of the project required close cooperation between all parties involved. Thanks to smooth communication and strong coordination, both on site and in the preparation phase, Imtech succeeded in tackling all technical challenges successfully.

Continued involvement, even after delivery

After provisional acceptance, Imtech remains involved in the further fit-out of the building. Part of the third floor is being prepared for a new tenant. In addition, requests are already underway for additional tenant fit-outs on several floors.

This flexibility demonstrates the future-oriented technical structure of the building, which is designed to easily adapt to new users and needs.

Imtech will be responsible for the maintenance, management and operation of the technical installations for the next 20 years.
